YELLOW uses professional editing software for minor touch-ups to enhance photos and videos. We want them to look both flattering and realistic. We believe in subtle enhancements to accurately reflect your home's true condition.

For a small fee, we offer a digital key lockbox to simplify showings. Buyers can schedule appointments online and receive a one-time digital code to access the lockbox with your home's key.
We also offer a yard sign with a unique QR code linking to your home, as shown in the nearby picture.
Qualified buyers can visit your home at times convenient for both of you, virtually or in-person.

ALL BUYERS HAVE BEEN VERIFIED
We understand that sellers may be hesitant to open their home to strangers. However, we’ve implemented several safety measures to make the process as secure as possible
1. Verified Buyers: To visit your home - whether in person or virtually - or to place an offer, every buyer must submit a valid ID and proof of funds, such as a pre-approval letter.
2. Background Checks: We conduct a public records background check on every buyer using a service called Forewarn, which reviews criminal history and flags any financial concerns.
3. Digital Lockbox Tracking: If you use our digital key lockbox, we maintain a record of who accessed your home and when.

Use the video function on your mobile device to walk through your home while a buyer watches on the other end.
With YELLOW, you can provide guided tours of your home using the video function on your phone. We create a secure video connection that allows the buyer to communicate with you as you walk through your home. For privacy, you won’t be able to see the buyer, and they won't see you outside of the tour.
You can opt out of this virtual tour method if you prefer.
WITH YOU PRESENT
Buyers can visit your home while you are there. You can choose to leave the door unlocked or have them use the lockbox to retrieve the key.
WITHOUT YOU PRESENT
Buyers will use the digital lockbox to access the key. For added security, their entry and identity will be recorded.
Your account will have an online scheduler to approve, set, and track appointments. For a small fee, we provide a digital key lockbox for easy showings.

YELLOW offers a unique feature that ensures only qualified buyers can visit your property.
Before making an offer or requesting a showing, all buyers must be pre-approved for a mortgage or have other funding methods verified. This way, your time isn't wasted, and you can feel confident knowing that only serious buyers will visit your home. As the seller, you can set the criteria that buyers must meet.
For example, say you list your home for sale at $300,000. You can specify that you only want buyers preapproved for $270,000 or more to visit your home.

Closing on a home involves several steps, deadlines, and parties working together. To keep everything on track, we’ve created a real-time Closing Tracker. It provides a clear view of what's happening and what comes next.
CLOSING TRACKER
Closing time can vary depending on the buyer's financing source and typically takes several weeks. To keep you informed and on track, the real-time closing tracker updates you throughout the closing period.
THE TITLE SERVICE
Sellers are often unaware that the title company handles the bulk of the closing process. They manage the paperwork and coordination required to complete the sale. They also handle the funds, facilitate the transfer of ownership, and organize the closing where the buyer receives the keys to their new home.
We recommend a title service company to connect to that offers remote closings - please note that we receive no compensation from them. Sellers are welcome to choose any title service they prefer.

Designed for buyer visibility
Your home is listed on the MLS so it appears on the major real estate websites where buyers actually search - including Zillow, Realtor.com, and other national platforms that pull listings from MLS feeds across the country.
What YELLOW does
YELLOW publishes listings through the Northeast Florida MLS so they will appear on the national real estate websites. This approach is built to reach buyers directly on the platforms they use most.
The MLS is regional
MLS systems are regional and Florida has many regional MLSs. While buyers see listings on national websites regardless of region, Realtors may only see the listings in the MLS of their region. This will affect a Realtor searching for homes in your area.
Optional expanded MLS coverage
If you would like your home to also appear inside agent searches within your local regional MLS, we can add that coverage for an additional fee. This cost is set by the MLS itself, varies by region, and is passed through at cost with no markup.
Bottom line
The YELLOW listing approach is designed to prioritize buyer visibility first, with optional expanded MLS coverage available when broader Realtor search exposure is desired.
The MLS in Florida
Different MLSs have different coverage areas. For example, Miami has an MLS that covers the Miami area up to West Palm, but central Florida has an MLS that stretches from Gainesville down past Sarasota.
