We talk more about the price in the video review above, so it’s worth watching if you haven’t yet. We looked at similar listings to get a feel for the price, the exact area you can see in the nearby map image. A couple things stand out. Other homes at this size/price point are mostly on the water. Several of these homes are new or new-er. However, they have smaller lots, less privacy, and worse water views. That’s the trade-off. This home is older, but a much better setting, so that keeps the price high. Another home down the road recently sold for $950k, 38 Riverfront, but it was a smaller home and the interior was not nearly as nice as this home. Several recent updates also help the price. New roof. New septic (which is a big deal). New well & water system. New paint. New flooring. Kitchen renovations. All this adds to the premium price. We think $1,050,000 - $1,100,000 is a reasonable price range.
